Waiting game

It's been ages since we lasted posted as there's really not much to report. We've found out that Ryan is looking to break ground around October rather November which means closing around February rather than mid-March. Until then there's really not much to do but wait.

We stopped by this past weekend and they've sold 6 of the 10 units with the 7th on hold. Once they have sold 90% of the units they will start breaking ground. In addition, the new SR, Tony, advised that the building in front of us will be closing by the end of this month. I'm really curious on what the appraisal values will be in light of my last post.

At this point we are doing a lot of research for a lot of different things including inspectors for the pre-drywall and pre-closing, furniture, washer/dryers, moving services (we don't really want move our stuff by ourselves up 4 flights of stairs). So far we've been checking out Consumers Union for the appliances and will renew our subscription with Washington Checkbook for the inspectors but hit me up on the comments if you have any recommendations on either topics.

For the fun stuff such as furniture, we've been looking at various online retailers such as Modloft, Pangea, Zuo Modern, Calligaris, Z Gallerie, and the usual retail shops such Ethan Allen, Arhaus, West Elm, and Bova. It's been fun looking even though it'll be ages before we have anywhere to put it. Even though it'll be ages, ordering from those places also takes anywhere from 8-12 weeks so it's actually good we're looking early.

Anyways at this point, we probably won't be posting much until we get closer to breaking ground or any significant changes pops up.

  1. Hey there! I'm glad you have a date that's sooner than expected! That is always good right? As far as inspections, we used EstatePro for our home inspections (pre & post). Our broker sent us a few great companies and we decided to use EstatePro and could not have been more satisfied. If you are interested, I could send you contact info to contact the owner directly. The guy who did our inspection went floor by floor (which is super great in your Picasso)! Let me know if I can help or if you have any specific questions.

  2. Another resident in the community used Capitol Hill Home Inspection, which has really great reviews on Google and Yelp. We were going to use him too, but it turns out he's taking some time off right around the time of our pre-drywall inspection, so we're using a guy named Greg Kemp.

    2. Just had the meeting today and it went GREAT - Greg was very thorough, and now I really feel like we have peace of mind moving forward. He was very positive about the townhouse except for a few relatively small items. His email is gvkemp@hotmail.com.
