Pre-drywall Inspection


We had our pre-drywall inspection on Friday, 12/4, which was 3 days later than our original appointment but it went well despite the delay.

The process:

We, along with our realtor, met up with the PM, Alexis, an hour prior to our inspector. She walked us through our unit and pointed out and described everything they've done so far along with the plans for the next few weeks. It took about 45 minutes and we went room by room.

Basically the trades completed their part (HVAC installed, electrical wiring, plumbing, and Guardian installation) and signed off by county inspectors and applicable agencies. Starting next Tuesday, they will install drywall which will take approx. 2 weeks and then cabinets.

Inspection:
Our inspector, Tim from US Inspect, arrived a bit around noon and went over exactly what he was looking for. He actually worked for Ryan Homes for about 10 years so it was awesome that he was able to conduct the inspection.

He was a bit annoyed that they had already wrapped the building and started installing the insulation as it precluded full inspection of the structural elements and the attic structure but in the end he was able to confirm that Ryan Homes built according to code. He was most concerned that he wouldn't be able to see if the structure was bolted to foundation and framing clips were added at each floor which he was able to see after a bit of moving insulation and climbing to the roof trusses.

The inspection took a bit under 2 hours; we went room by room and he reviewed everything. In the end the end he found only a couple of minor items; 1) the taping around the windows needs to be re-glued (he suspected that when they installed them it was cold and it didn't stick, once they start putting the brick up, they will fix per Alexis), and 2) HVAC refrigerant line was a bit loose which would cause it to vibrate once drywall is installed (we asked Alexis to brace it so that wouldn't happen).

After Tim left we actually did another walk around and found a few items that we missed. It pays to be anal retentive! We found that the floor was creaky in one spot in the master bedroom (it was too loud before with the workers working and we didn't notice), found that one of our extra plugs wasn't installed in the bigger walk-in closet, and the carbon monoxide monitor wasn't installed where we agreed to. We'll send those items to Alexis to also fix.
